The Fine Print
Purchase/Rental Process
Clients securing their suite now with a $750 security deposit, then monthly rent beginning on completion date, followed by a sale closing January-February 2009 with alternate option to continue renting.
Indoor Parking
Indoor parking with storage space will be assigned and deeded to each suite. Parking garage is accessible with automatic opener.
Condo Fees
Condo fees are estimated to be $220 ($260 for Suite 302) and cover common heating, lighting, snow removal, lawn care, common area cleaning, elevator maintenance and a 10% reserve fund. On closing, each suite will contribute $1000 to the condo association for the common area finishes and furnishings.
Subletting Policy
Suite owners and investors will have the option to sublet their suites to family and friends or interested clients recommended by building management. Subletting owners will need to ensure the quiet enjoyment of the building by all owners and tenants.
